What is an ARB?
An ARB is a document form which needs to be submitted to the Architectural Review Board which in turn reports to the HOA (homeowner’s Association).
The quickest way to get your ARB process is to use the portal with the application and all supporting documents.
FENCE RULES: ARBs are required for ALL fences.
PERIMETER FENCES are those that face the street on Northern Way and Winter Springs Blvd.
INTERNAL FENCES are those not facing the exterior of the development.
PERIMETER FENCES will require the following standards when next replaced:
1) All perimeter fences must be WOODEN SHADOW BOX style. Shadow box fencing alternates boards on front and back leaving air spaces between.
2) DO NOT USE BOARD ON BOARD fences on the perimeter. Board on board is NOT shadow box.
3) HEIGHT: All fences replaced on the perimeter must be 6' high. Existing shorter perimeter fences can be left in place until replacement is needed.
4) COLOR: There are three options for the approved color for perimeter fences.
A) Home Depot's Spanish Chestnut (N 160-6 by Behr),
B) Lowe's November Foliage (2001-9a by Valspar).
C) Color matching--Get a color card of the Spanish Chestnut from Home Depot
take it to the paint store of your choice to be matched.
5) INTERNAL FENCES: Recently vinyl fences have been approved for internal yards, that is those NOT facing Northern Way or Winter Springs Blvd.
Internal fences may be wood or vinyl. Vinyl fences must be the same tan/ivory color of the other existing fences already erected.
SOME HINTS ON PREPARING AND PRESENTING PLANS OR DESIGNS TO THE EXTERIOR OF YOUR BUILDING:
1) Go to the Seminole County Appraiser’s office https://www.scpafl.org/RealPropertySearch and download a copy of your plot.
2) Draw on the plot the areas you intend to change. For example, if you are building or adding a fence, mark it on the copy of your plot map.
3) Take a picture of the area of your house you want to change. Either have an architect provide a drawing and specifications, or hand draw the changes on the photo.
4) Provide good measurements. They don’t have to be to the inch, but as close as possible.
Describe the materials you intend to use. For example, wood, vinyl, etc.
5) Try to create as close a visualization of the planned project as possible. The ARB committee are not mind readers. You have to adequately explain clearly enough so that they can visualize the project.
REMEMBER--OUR RULES ALLOW A 30 DAY RESPONSE TIME. We make every attempt to provide quick responses and usually do, but there are many people whose ARBs may need to be considered at the same time as yours. Also, we are very human VOLUNTEERS. We have lives to live as well. We cannot perform miracles. Be patient. It is highly recommended you use the portal to submit your request if you need a quick turn-around.
PLEASE DO NOT SUBMIT ARBs EXPECTING IMMEDIATE RESULTS. We cannot make decisions based upon your vacation schedule, travel plans, or that you’ve already hired someone to do it and expect us to make a decision based on those things.
REMEMBER, RULES ALLOW US 30 DAYS. PLEASE DO NOT EXPECT US TO MAKE RAPID DECISIONS BASED ON YOUR RUSHED PLAN. We work as quickly as possible, and if plans are uncomplicated and within the rules, the decision can be made quickly. Complicated plans take longer to assess. PLEASE DO NOT MAKE REQUESTS SUCH AS, "I am leaving on vacation in 2 days and need to hear now." Or, "My contractor is ready to go. I need an answer in 2 days." The HOA volunteers have families, lives, jobs, and other obligations. We even go on vacation sometimes. We will get your ARB done as soon as possible. Please be patient and PLAN AHEAD.
